You’ve decided to make the move and list your home. As a seller, you want the highest price for your property and pay out the least in commission – which many owners rely on as the most important criteria for their agent. But, there’s so much more to list a home, so how do you choose the best listing agent?
Find a qualified listing agent. Selling your property quickly and for the best price takes know-how in sales and marketing. Important questions to ask when interviewing agents is how they attract buyers to your home? A listing agent with a strong marketing department behind them offering web and print advertising is a great start. An experienced listing agent goes beyond the MLS (Multiple Listing Service,) contacting potential buyers who may not ordinarily walk by your "For Sale" sign.
Narrow down your list of agents, then ask for a home valuation. A home valuation can show you comparable sales, pending sales, and active listings – it gives you an idea of the market in your immediate area. It is important to understand that YOU set the price of your home, your agent can only show you suggested prices for your neighborhood. Be cautious of the agent who presents the highest price without reasonable research. Discover your home's value!
Make sure your agent has a proven track record. Ask potential agents to show you their active listings and recent sales. Look for quality and quantity. You want to make sure your agent has the ability to move multiple listings at the same time, and that your property is similar to other properties the agent has listed before. If your property is a luxury home, you want an agent that is experienced in these types of transactions.
Personality is hugely important in picking your listing agent. Pick someone you get along with and like being around. You’ll be working closely with your agent, make sure your communication styles are aligned and you generally like working with them.
